What we do for our Buyers

  1. Pre approval set up and search within your financial boundaries.
  2. Educate you on the tax value and archive searches using the MLS system.
  3. Visit the “hotsheets” nightly for new listings and reductions.
  4. Search many web sites to locate your property and research comparatives prior to offer.
  5. Focus your search on specific neighborhoods, townships, and school districts.
  6. Preview homes prior to clients showing to screen them in turn saving your time.
  7. Write up contracts and handle negotiations.
  8. Create an after the offer is accepted flow sheet: earnest money, documents, etc.
  9. Handle inspections and post-inspection negotiations and repairs.
  10. Follow the loan process: appraisal and weekly communication with lender.
  11. Handle home owners insurance.
  12. Have utilities transferred over to buyer.
  13. Walk through and inspect home prior to closing.
  14. Conduct the closing process.
  15. Set up vendors for improvements and changes you may want.
  16. Help you move!

Long-term follow up:

  1. Referrals on preferred vendors from data base. From plumbers, electricians, etc.
  2. Tax review each year and update the client.
  3. Keep you informed on the market and changes within your community.
